Regularly scheduled spring and fall heating, ventilation, and air conditioning (HVAC) maintenance inspections can make a big difference in maintaining peak efficiency, preventing overpayment of your utility bills, avoiding system failures, and extending the life of your A/C equipment. Maintenance agreements include a complete inspection by a qualified heating and air conditioning technician to prepare your system for the upcoming season.

This proactive approach can reveal problems before they become serious and costly. Heating and cooling your home is likely your single largest use of energy. In commercial buildings, huge amounts of energy are used. Overall, heating and cooling buildings takes up one-third of all energy used in the United States. The Consortium of Energy Efficiency estimates that 50% more energy can be saved through proper sizing, installation, and maintenance of central air conditioning and heat pumps.

During an inspection, in general, a qualified HVAC technician will:

  • Check your HVAC system operation and safety controls, and make adjustments where necessary.
  • Check the electrical components and connections, fixing or replacing them when appropriate.
  • Check the airflow and replace or clean dirty air filters.
  • Check the refrigerant charge to verify the most efficient operation, adjusting if necessary.
  • Clean and lubricate motors when necessary. Check coils for blockage and clean as needed.
  • Check blowers and clean and balance as needed.

During a fall visit, to prepare for the winter season, a qualified technician will:

  • Check the electrical components and connections, fixing or replacing them when appropriate.
  • Check the airflow and replace or clean dirty air filters.
  • Check the refrigerant charge (if applicable) to verify the most efficient operation, adjusting if necessary.
  • Clean and lubricate motors when necessary.
  • Check coils for blockage and clean as needed.
  • Check blowers and clean and balance as needed.
  • Check and verify proper operation of defrost controls.
  • Check and verify proper operation of heat strip and controls.
